Introduction
SCOPE OF WORK:Refurbishment and Renovation of the Heritage Stone Building at Lovedale TVET College for the Establishment of the T-Pod (TVET Innovation & Skills Pod).
The Contractor shall undertake the following key activities:
1. Preliminary Works
- Conduct detailed on-site inspection to validate all quantities and material conditions.
- Submit a Heritage Compliance Plan outlining how the proposed works will adhere to heritage restoration standards.
- Conduct site induction including safety and environmental management plan approval.
2. Renovation and Restoration Works
- Flooring: Apply first and final screed at 25mm thickness and smooth float to prepare for coating; repair and polish existing wood flooring.
- Structural adjustments: Demolish existing wall to create a doorway in the first room into the second room (as approved by infrastructure manager ) and cart away the spoil material from site; install extractor in last room through roof.
- Roof works: Seal potential leaks, repaint roof, replace gutters with 90mm aluminum square gutters while maintaining original downpipes.
- Electrical: Repair and replace defective plug points, ensure full compliance with SANS standards. Ensure that the building is CoC.
- Carpentry: Sand and varnish doors and windows; install internal burglar bars on all windows and doors that do not have any. Ensure all windows are fully functional.
- Plumbing: Repair all plumbing and sanitary fittings; ensure full functionality of toilets. The final room will be utilized as a canteen and will require plumbing for a sink, grease trap, and dishwasher.
- Painting: Repaint interior walls of all four rooms using heritage-compatible materials and techniques.
- Final finishes: Cleaning (interior and exterior), varnishing, detailing, and heritage-quality aesthetic finishing.

3. Inclusion of Students
- The Contractor is encouraged to engage students from Lovedale TVET College (under supervision) for non-specialist work, supporting on-site learning and local capacity development.
- The Contractor must provide an on-site training log for participating students.
4. Handover and Documentation
- Conduct a joint inspection and deliver a Completion Report, including before/after photographic evidence and certification of compliance with heritage standards.
- Provide a 12-month warranty on workmanship.
